P&G looks to build again in Butler

UNION TOWNSHIP -- Procter & Gamble Co. is negotiating for a second massive development at Union Centre Commerce Park in Butler County.

[map] The company has a preliminary agreement with ProLogis Development Corp. to build and lease to P&G a 300,000-square-foot building -- about the size of three Wal-Mart stores -- in the same booming business park where a 124,000-square-foot distribution center is under construction for a different P&G division.

"The timetable is about four to six weeks before a binding contract is considered," P&G spokesman Michael Whiting said.

The company declined to discuss project costs.

The Union Centre building likely would consolidate P&G's manufacturing and supply technology group, a Cincinnati-based global supply engineering division that now operates from three Cincinnati locations, Mr. Whiting said.

Already under way at Union Centre is construction on a $75 million, 440,000-square-foot warehouse for Totes-Isotoner that will employ about 235 people. An 863,000-square-foot office and distribution center is going up for International Cornerstone. And the P&G distribution center is planned for completion in November.

Under the new P&G agreement, Union Township's Schumacher Dugan Construction Co. would sell the property to Denver-based ProLogis. Schumacher would be the general contractor.

ProLogis and Schumacher are building the P&G distribution center under a similar agreement.

P&G plans to move 85 administrative and technical employees to the building northwest of Beckett Road and Union Centre Boulevard. The employees, who develop packaging for P&G brands such as Tide and Pringles will be relocated from Winton Hills Technical Center. Plans filed with Union Township zoning officials show P&G plans to expand the distribution center, eventually pushing P&G's total square footage at Union Centre past 600,000.

Mr. Whiting said details, including the number of employees relocated, would be released once the deal is finalized.
