INDUSTRY NOTES: REAL ESTATE


OneNet signs on to project

        OneNet Communications Inc. has signed a lease that will kick off a planned 550,000-square-foot office development in Blue Ash.

        Art Calamari of CB Richard Ellis said OneNet, one of the leading local Internet access providers, is taking one 25,000-square-foot floor of a new building to be erected at Summit Woods Corporate Center. That $6 million building — three stories, 75,000 square feet — will be the first of five planned for the 49-acre park at Reed Hartman Highway and I-275 and is expected to open in July. OneNet signed a five-year, $1.1 million lease.

        The park is owned by Equity Group LLC, owned primarily by investor Fred Skurow, Mr. Calamari said.

        “I've been working on this thing for a year and a half,” said Mr. Calamari, who marketed the project with Joe Gilligan. “Trying to market dirt in real estate is no fun.”

Owners, managers name "Buildings of Year'
        The Greater Cincinnati Building Owners and Managers Association recently named their six “Office Buildings of the Year.” The buildings are judged on architecture, building management, community involvement and overall service. The winners:

        • 500,000-to-1 million square feet: The Scripps Center downtown.

        • Renovated building: 530 Building downtown.

        • Corporate facility: Ohio National Financial Services, Blue Ash.

        • Government building: Hamilton County's William Howard Taft building downtown.

        • Suburban office park: West Shell Office Park, Kenwood.

        • Historical Building: Potter Stewart U.S. Courthouse, downtown.

        These buildings are now entered in a regional competition, and those winners enter the international competition. Final winners will be announced in June at BOMA International's convention in San Diego.

Paul Hemmer Cos. expand to Louisville
        Paul Hemmer Cos. of Fort Mitchell is expanding southward, beginning development in Louisville.

        The company is building the Freeport Center at Riverport, 10 miles southwest of downtown.

        That development will encompass two office-warehouse buildings. Hemmer broke ground recently on Phase I, a 100,000-square-foot building, to be completed in June. Scott Espeseth will be market manager in Louisville.
