Condos would hug riverside

        WARSAW, Ky. — Ohio River bank development is rapidly floating south and west of the booming Covington and Newport areas. Retired businessman Winslow Baker plans to break ground this fall on a $6 million condominium community and restaurant in Gallatin County.

        “I think it's happening a lot quicker than everyone thinks,” Gallatin County Judge-executive George Zubaty said.

        Best known as home of the $154 million Kentucky Speedway, the county is bracing for at least three other large-scale commercial and residential developments. Mr. Zubaty said other developers are planning single- family homes on farm property outside Warsaw; commercial and residential projects at the east end of the county; and a 500-acre gated community on Ky. 127. Mr. Zubaty said Mr. Baker's plan for an upscale riverfront restaurant and condo community for retirees is compatible with a countywide comprehensive plan.

        Mr. Baker, 62, said his vision is to create homes for retirees and others without children. Laundry, maid and grounds service will be provided. Mr. Baker plans to live in one of the units.

        The complex on Locust Street a will also feature a parking lot under the restaurant to ensure against flooding. A 550-foot patio will surround the structure.

        If the condos are a hit, Mr. Baker said he has enough property to build another 100 units.

        According to Kentucky State Data Center projections, that just may be a feasible plan for the future.

        The 2020 estimate has Gallatin County's population at 11,321 — a significant jump from the current population of 7,870.

        "Is old Warsaw changing?' Mr. Zubaty asked, "Yes it is.'
