Building projects wait on zoning

DEERFIELD TWP. - The township zoning board on Monday could seal the fate of two hot-button development issues.
Duke Realty Corp. plans to build an upscale, open-air shopping center on Mason-Montgomery Road. And Warren County Community Services plans to build senior housing near Montgomery and Columbia roads. Both proposals have brought objections from some residents concerned that the township is developing too quickly.
The Duke project would be on 45 acres across from Procter & Gamble. The Indianapolis-based developer is seeking rezoning and site-plan approval for a next-generation Rookwood Commons, to be built by Jeff Anderson and Columbus-based Casto. The Regional Planning Commission voted July 25 to recommend approval with conditions, contrary to the recommendation from the county planning staff.
Now the Duke plan goes to the township's zoning board for a recommendation. Township trustees will make the final decision, but it would take a unanimous decision to override the zoning board.
The same goes for the senior housing project, which would put 48 moderate-income units on township-owned property between the township offices and the Woodfield of Landen subdivision. The Regional Planning Commission, while passing the rezoning request along to the township zoning board, expressed reservations about where on the 27-acre parcel the building is planned. The township zoning board heard from concerned residents at a July 22 meeting but held off on a recommendation while the plan was tweaked.
The zoning board meets at 7 p.m. Monday at the township meeting room on Columbia Road.
