MORROW - A Cincinnati-based company is proposing what would be this tiny Warren County village's largest residential development.
The plan calls for 900 single-family houses and an undetermined number of condos to be built on about 425 acres of a former ski resort.
The village council has heard preliminary ideas from Nathaniel Development Co. The plan will go to the village planning commission this week.
"We feel that it may be the right time for this," company vice president Jim Allen said. "These projects sometimes evolve. But based on the support in that area, there's a good chance we'll be able to do this."
About 80 homes costing $160,000 to $300,000 each would be built a year, depending on the demand, economy and other factors. So it could take 10 to 15 years to complete the still-unnamed subdivision, Allen said.
A development of this size could more than double the village population of 1,370. That also could be a big boost to the tax base, according to Mayor Bob Brown.
"It would be a tremendous improvement," he said. "It's going to develop here sooner or later and we just have to be prepared for it. We might as well reap what benefits we can."
This is not the first development proposed for the old Alpine property, as the former ski resort is known. At one point, the land was targeted for a landfill.
A few years ago, a Sharonville-based developer considered putting a golf course and 200 homes there.
