BURLINGTON - More than 100 residents packed a hearing Tuesday night to voice opposition to a proposed subdivision near Walton.
No one in the standing-room-only crowd spoke in favor of the 128-home subdivision planned at Chambers Road and Decker Lane during the more than two-hour meeting.
Dennis Repenning moved to the area after searching Boone County for two years for the perfect rural setting.
"It's a tremendous community and I feel that it's a tremendous resource for Boone County and I hope that it's not altered with a project of this nature," Repenning told the Boone County Planning Commission.
Officials for Bold Homes, which wants to develop the site surrounded by farms and two-acre-plus lots, gave an hour-long presentation.
The subdivision, Buffalo Trace, would use a "clustered" design on the 53-acre site with 128 homes on 44.3 acres, 9 acres of open space and one home on a 9-acre lot.
"Green space is what sets Buffalo Trace apart from any other development in Boone County," said Paul Kahmann, vice president of Bold Homes.
Open spaces would be linked with trails, and home sites would be designed around conservation areas.
Residents' attorney Phil Taliaferro told commissioners that the density of the subdivision does not fit the area and it should not be a model for development.
"If you do this to these people, and it will be a blueprint for development in the area, then rural Boone County is gone," Taliaferro said.
The county's comprehensive plan identifies the area for suburban residential use, about four homes per acre.
Bold Homes needs a change in zoning, from agricultural estate to rural suburban residential, for the subdivision to be built.
The proposal will now go to the commission's zone change committee, which will make a recommendation to the full planning commission.
The planning commission will then vote on the zone change, and then it will go to Fiscal Court for final action.
