MORROW - Plans for what would be this village's largest residential development have hit a roadblock, but the developer and village officials are confident that the project will still happen.
Warren County's pump station for the area can accommodate only another 500 to 550 single-family residential connections to the sewer system. That's far less than the 900 homes and an undetermined number of condos that Nathaniel Development Co. wants to build on about 425 acres of a former ski resort.
The village planning commission, which recently met with the county's sanitary engineer, regional planning director and a county commissioner, will likely try to work something out with the Warren County Commission.
"Our only stumbling block at the present is to see if we can get more sewage to them," Mayor Bob Brown said.
He and Nathaniel Vice President Jim Allen think something can be done.
The development, which could more than double the village population of 1,370, would likely take at least 10 years to complete. Homes on the old Alpine property would range from $160,000 to $300,000.
But for the sewer system to accommodate all that growth would require a new pump station and additional pipes at a $2 million price tag, according to county Sanitary Engineer Richard Renneker.
Morrow planners did not reach any decisions at their meeting with county officials this month, Brown said.
"There's just a lot of questions that there aren't answers for yet," Renneker said.
