Office complex tenants sought


Project planned in East Price Hill

The owner of a Cincinnati printing company plans to build an office campus atop Bald Knob Hill in East Price Hill.

Plans for the complex, which will be known as Knob Hill Long City View, call for a 250,000-square-foot office building to anchor the 40-acre site at Lehman Road and Radcliff Avenue.

The project, which is being put together by the Rellar family, would include 22 acres that can be developed for commercial use and would be divided into five lots.

The site, formerly occupied by Slush Puppie Corp. before the company was sold to Dr Pepper/7UP, also will include a parking lot for potential tenants. Rellar Family Properties is developing the site, which it owns.

Gary Rellar, vice president of sales at RPI Graphic Data Solutions and co-owner of Rellar Family Properties, said no tenants have been signed so far.

But he said plans for the office park include:

• A total of 400,000 square feet for space that could be used for office space or light manufacturing.

• A centerpiece building that would include a 250,000-square-foot, five-story building, for a single user.

• Two other buildings of about 75,000 square feet each, which would be used for office space or light manufacturing.

Rellar said his family believes the project will be attractive to potential tenants. For example, he said, renovation of the five-year-old former Slush Puppie building into a regional emergency operations center for the city of Cincinnati could draw other government tenants to the site.

The Bank of Kentucky has made a commitment to the project.

Don Bahr, senior vice president, said the bank is financing the land acquisition.

"We think it's an excellent location," he said. "The development potential for the site is great. If we did not think so, we wouldn't be involved with it."
